The Business and the Market
Profit from global travel growth in one of world’s most stable countries
Le Bijou offers an innovative way to invest in the luxury travel market in one of the world’s most stable financial centres.
A booming market
The travel market is growing on a global and local scale, with the most profitable segment being the luxury sector
Luxury consumers are underserved
- The luxury consumer is looking for something different. They value the privacy and convenience of a product like AirBnB, but are unsatisfied with the level of service, style and security. That's where we come in. We put the customer in control, with a fully automated apartment-hotel offering five-star services alongside the exclusivity of a private home: in short, hotel service, without the other hotel guests.
Experience is the new luxury
- Today's luxury traveller is looking for something new. Traditional fineries are taking a back set to experiences. Travellers look for unique concepts and services that make a stay something special, enabling guests to fully experience a location, on their own terms, and in a space that suits their style. At the same time, luxury travellers are digitally savvy. A global brand backed by thousands of employees is no longer the way to get their attention. A big name no longer means big business, and large hotels with extensive operating costs are at a disadvantage in this new, nimbler marketplace.
A globally growing market
- Travel is one of the fastest growing markets across the world, with growth of 6.4% per year and an expected value of $1.154B by 2022
- Luxury consumers account for only 7% of travellers, but 20% of spending on travel, making this one of the most profitable segments in the industry
- Le Bijou offers an alternative to the traditional high-end hotel for today’s discerning traveller, combining prime locations with beautiful design and exponential technology to create the ultimate luxury travel experience
A locally growing market
- Numbers have grown year-on-year for the past two decades, unaffected by global financial troubles
- Hotel accommodations in Switzerland have grown correspondingly, with a 3.4% increase from 2017 to 2018
- With over 50 properties across the country, Le Bijou is in a prime position to capitalise on this popularity, with a unique apartment-hotel concept attracting both short- and long-term stays, as well as providing premium private and corporate event spaces
Access to a secure real estate investment
- Swiss real estate has only a 0.1 correlation to global real estate investments (Credit Suisse), making it a secure investment and solid hedge against global market downturns.

The Essence of our Business
Le Bijou launches the hotel of the future: a network of serviced high-end apartments in the hearts of the largest Swiss cities.
Our apartments represent some of the finest investments in Swiss real estate. A trusted brand and a strong local network make it easy for us to identify and access the best locations; our ability to sign long-term leases means that we can negotiate significant discounts. Occasionally we will also purchase an apartment, offering further security to our client’s investments.
Once we have identified and procured an apartment, we initiate our renovations, installing our signature chalet-chic interiors, before renting it out via our booking platforms, search marketing, and partnerships with travel agencies around the world, from the United States to Japan.
Profitable Business Model
Hitting on exactly what the market needs
Le Bijou Core Model
Le Bijou buys or leases properties in prime city centre locations and renovates them in our signature high-end chalet-chic style, with integrated intuitive technology. Once a property has been finished we market it to our network, building it up to 75-85% occupancy rate.
How we maximise profit
In real estate, short- and mid-term rentals offer the most profitable returns, but they are not easy to come by. We have built strong relationships with a network of landlords, ensuring that we can offer prime apartment options to an underserved segment of the luxury travel market looking for private accommodations with the service and style of a five star hotel. At the same time, with discounts on leases and an automated AI system that keeps staff costs low, we have significantly reduced the operating costs associated with a top hotel.
Staying ahead of the competition
Le Bijou has the majority market share in Switzerland for providing high-end, private accommodations with hotel-like services. We have ensured significant barriers to new entrants by establishing a strong presence in key locations and developing relationships with a network of landlords. Our AI concierge system 'James' is unique, offering exceptional, personalised services at the touch of a button and allowing guests to completely tailor the apartment to their taste. Our innovative service model and nimble infrastructure ensure that we have in-built longevity and consistently low overheads: we are the future of the luxury hotel industry.
Multiple sales channels
We know our customers. And we know how to reach them. We don't rely on one single source of marketing and customer contact, instead we combine our own direct booking platform through partnerships with major online booking agencies such as Booking.com, Expedia Group, and Airbnb, as well as affiliate partners and via well-developed relationships with travel agencies, concierge services, event planners, lifestyle managers, etc.
We're nimble on our feet
We use long-term leases instead of buying properties outright (in the case of Owners Club*), which leads to a lower initial capital requirement. With this model, we achieve significant lease discounts from landlords. When investing in the Owners Club*, investors invest in the lease agreement, renovation, brand, the know-how and management; they don’t bear the risk of fluctuations in real estate prices.
Operational advantages
Our standard operating procedures and close relationships with a selection of trusted contractors mean we are quick and efficient when we bring a property to market. This speedy turnaround time reduces any loss and ensures that a property becomes profitable as quickly as possible. Our Uber-like service model sends guest requests to a Rolodex of vetted suppliers: the first to accept, wins the job, meaning that guests’ needs are met quickly and efficiently by a provider that we know and trust. It’s like a traditional concierge, but better.

Location
We carefully curate a shortlist of properties we consider as platforms for our future hotel apartments. Each property is assessed by a team of experts. The property needs to pass a strict set of criteria such as location, infrastructure, short-term rentals demand, construction quality, and other parameters.
Infrastructure
Finding the right location for Le Bijou also means paying great attention to the local infrastructure. We make sure that exciting restaurants and bars, touristic highlights and public transportation are within reach for our guests. What is a great apartment that is difficult to reach and has nothing exciting around it worth?
Building
In real estate, the term “Bijou” is used to describe a rare and precious property with a unique atmosphere. It is our passion to find those gems for our unique hospitality concept. Our building evaluation follows strict guidelines: quality, accessibility, look & feel elements are taken into consideration. We also run more specific tests such as a heating stress-tests to make sure we are getting the best quality.
Neighbourhood
Having our units placed in some of the most exciting locations is not the only thing we take care of. To us, it’s of utmost priority to make sure the expected noise levels and direct neighbours are a fit for Le Bijou. Therefore, we only select properties where Le Bijou occupies the entire building or neighbours with offices.
Market demand due diligence
Not every city has a strong local economy and not every touristic jewel attracts the right audience. In order to go a step further than studying the numbers, we usually open a test unit if we intend to expand into new territory. In the past, this has helped us to find out if a city requires small or large units.
Legal due diligence
Le Bijou always meets legal requirements and holds hotel licenses wherever needed. Prior to entering a new market we always make sure that the Le Bijou concept complies with local regulations. We foresee that small Airbnb operators will face challenges ultimately leading to the shutdown of their units. Being well prepared also means gaining potential market share.

Decoration
Our signature interior aesthetic is installed and complemented by beautiful furniture and furnishings
Connecting services, booking systems, and James
Each Le Bijou unit is integrated with our interactive technology and digital concierge system. Just ask, and James will deliver
Getting stable inflow of clients
Once the property is launched on the market, we work on maintaining a steady flow of clients – our current properties boast 75-85% occupancy year-round
Meet James, the Concierge
Backed by an international team of concierges and AI technology, James can organise whatever a guest wants, whenever it wants it. A request is submitted to our Rolodex of trusted suppliers, and the first to reply, gets the job. This keeps prices competitive and margins high, while ensuring that guests receive Le Bijou standards of service.
Each Le Bijou apartment is also fitted with interactive smart technology which has the ability to learn from interactions and offering made-to-measure entertainment in TV channels, film selection and music.
The Le Bijou app acts as a remote control for the apartment. Order laundry, transport, in-room dining or spa treatments, or simply ask for a recommendation. James sends tailored suggestions for activities, events, restaurants and more.
